Why Stamp Duty Varies

Stamp duty is a state-level tax levied on property transactions in India. The rates vary significantly depending on the location of the property and, in many states, the gender of the primary owner.

  • Delhi NCR: Offers a concession for female owners (4%) compared to male owners (6%). Joint ownership (male and female) is taxed at 5%.
  • Haryana (Gurgaon): Also provides concessions for female ownership, with rates slightly higher than Delhi depending on the municipality limits.
  • Goa: Employs a progressive slab system. Higher value properties incur a higher percentage of stamp duty, regardless of gender.

In addition to stamp duty, a flat registration fee (typically 1% of the property value, sometimes capped) is required to legally register the sale deed.
